OUR LIFE CHANGE

Many dream about it, many dream it and then one day it’s time to leave..
Another horizon, another lifestyle, we decided to share it, to bring it to life without getting into personal considerations that belong to everyone but through the construction of our house: this dream that day after day takes shape…
It’s a good idea to put into such a project what you have learned from a lifetime as a synthesis. Even if the idea is obvious, life is different and methods are also different.
As we do not like by nature to be influenced by others, a prerequisite was to manage by ourselves, to make our choices. Rest assured we had no help, and the little we had was only out of very bad interest!!
We will publish videos as we go along with the colorful anecdotes we experienced on the island, things that are barely believable that make you laugh afterwards but not at the moment..

The main thread is the adventure of construction on the island. We had heard echoes of the sector’s reputation: we were not disappointed. We decided to share our personal experience to help you perceive the local realities. We would have liked to find this information but a strange local omerta prevents these feedback. We refused to work with some local builders after studying their proposals. This requires much more energy but it guarantees getting the quality we want, the design we want and making ….significant savings!
Our house is a project of passion, we want to give it the best to make it a traditional house, modern in style but also intelligent and energy autonomous! On these last two points, the studies of our civil engineer were disastrous, retrograde. So we built outside of LEROS our own expertise in SMART HOME and PHOTOVOLTAICS to allow you to access the most modern and scalable solutions.

With lush vegetation boosted by the sun and the sporification of the winds! This must be planned from the start of construction while waiting for the license. Getting it cleaned upon acquisition is fundamental! Your vegetation will be completely different two years later

Positioning the house to maintain the natural curvature of the land and respect the environment! Breaks to create several different outdoor zones facing wind directions! A few degrees off and your life in your house will be completely different. The connection between indoors and outdoors is fundamental but here it’s indoors then outdoors without subtlety!

The energy footprint of your house depends on where it is located on the island. A coastal house has a completely different temperature exchange mode. This is not a parameter taken into account. Here they add polystyrene plates without any thought, without correlation to your energy and air conditioning system.

We love our Germanos bay. Wild as can be when the sea gets angry, the roar of the waves is magical. The salt marsh is a magnet for all migratory birds like in TILOS further south. There are still a few birds but the bay has been too mistreated as a dump even though it is a MAJOR ENVIRONMENTAL ZONE decreed by the Greek government. Before there were flamingos but when we arrived it was just a dump, with containers, with illegal constructions. Since 2024 we have taken steps but even with the support of the Ministry of Environment in Athens, the Leros Polodomia, we have only had minor progress but we will continue until all prohibitions in the bay are enforced. What can we say, we prefer birds over trash cans…

Heliada is still uninhabited but it already has many little residents. The little cats we rescue on the island from diseases, abuse… and then cowardly “PEOPLE” bring us a lot of them. In the absence of any local sterilization or care policy, the situation for these cats around the trash cans is absolutely catastrophic! They die in general indifference, sometimes even by intentional poisoning. So we take in the little creatures to give them a better life. Like some generous and aware tourists you can help with a donation because it is really heavy. Thank you in advance. Today we monitor almost 150 cats all over the island.

OUR STORYBOARD

Building a house in Greece is a real struggle!! We decided to fully invest ourselves in it. One of the biggest difficulties is the difference in real estate culture with Greek professionals. One of the biggest disappointments is the lack of questioning while the sector is very lagging behind in terms of study, planning, and construction processes which remain completely artisanal!!!

Après avoir visité les trois agences immobilières des “étrangers” , nous avons eu la sensation qu’on était bien décidé à nous fourguer n’importe quoi à n’importe quel prix !
Même cela reste fastueux, mener les recherches, identifier les propriétaires et tenter de négocier avec eux reste un grand moment ! Avec des anecdotes savoureuses qui vous permettent à coup sur de comprendre comment fonctionne l’ile ! La seule façon de le faire quand il y a de l’argent en jeu !!!

Personal investment in studies

The design phase with the civil engineer was very difficult and this had an impact on a personal level! As a foreigner you trust a professional completely with the mission to defend your project, but he never stopped defending only his own interests!
Since only we know how we live and faced with creative weakness, since we quickly realized that they would try more to impose on us than to satisfy our requests, we made our own plan to optimize surfaces and the functioning of the house between indoors and outdoors (very important).
We also made the 3D plan to realize the aesthetic result! The 3D house was then placed on the land after its drone photogrammetry modeling! A wrong orientation of the house by a few degrees can be sheer hell with the wind!!! To illustrate, we had to try three times to place the house on the land, the civil engineer only understood the positioning once… the earthworks were finished! It was logical except for our professional!

THE INSTITUTIONAL STAGES OF THE BUILDING PERMIT

With the handicap that our land is archaeological, obtaining the building permit took 11 months! Even if Greek organizations always present operational “specificities”, it is our civil engineer who made us lose the most time with his perpetual scheming. We deeply resent him, because of him alone 6 months were lost!

Managing the construction site

We are the only foreigners to embark like this in searching for companies to manage our construction site ourselves! There is no shortage of obstacles but we make our choices, our mistakes but we no longer endure this permanent lie! We chose our team, the prices, refined our construction plans. We made strong choices in terms of photovoltaics and smart home that no one could make on the island! This implies an almost continuous and daily presence but in the end we save an incredible amount of time avoiding the pettiness of the civil engineer. This presence is really appreciated by the craftsmen working on your site… good moments sharing human relationships with real people who build with their guts! And we will have the house we wanted!!
